Remodel 101- The Design Phase
So you have decided to remodel or maybe add to your current living space. We are here to help make that process as seamless as possible; let's walk through the initial Design Phase.
The Meeting - We come to your home for a meet and greet, walk the space and listen to your initial ideas so that we understand what you value most (open space, light, storage, etc.). Mollie normally provides some great insights during this meeting which sometimes results in a change in design direction. A few days later, a proposal is created.
Measuring - Cris comes to your home and does an in depth measurement of exterior and interior space.
Design of Floor plan - The team works together to reimagine the space and a floor plan is drafted to scale. After 1-3 rounds of review, a final floor plan is approved. We can now create the rest of the construction plan sheets (elevations, site plan, framing, foundation, electrical and roof/ceiling). We also create a 3D rendering of the proposed space during this phase.
Construction and Engineering Bids - The construction plans are sent to our GC and Structural engineer for bids. We also send the plans for Title 24 documentation (we’ll save that for another discussion).
Once engineering is completed, we are ready to submit plans, application and calculations to the City or County for permits. The permit process, depending on complexity of the project can range from 4 - 8 weeks.
Permit Issued!!! - Once we have a building permit, construction can begin! The first step is usually DEMO DAY (this is my favorite day). Going forward, a project manager and our GC are working closely together to ensure the project runs smoothly, the job site is clean and organized and weekly deadlines are met.
